Some of the great challenges when looking for a home include how to spot real value; how to spot problem areas; how to know when to call in an inspector; and how to make a successful bid without blowing a wad of cash.
If you fail in any of these challenges, you can lose thousands upon thousands of dollars. For instance:
1) if you like a number of homes, all priced about the same, and want to bid on one, wouldn't you like to know that one stands out from the rest because of something valuable that you didn't notice? If you end up getting another house, you could lose thousands on resale value.
2) if you miss a problem area in the home, you could purchase a house and then face phenomenal costs (and headaches!) in repairs. We help you to catch these up front.
3) we recommend having a private inspection before you buy any home. They will help you to avoid costs mentioned in #2 (above). BUT … private inspections can easily cost $300 or more. If you call for one in every home you like, costs will add up QUICKLY. By helping you to spot problem areas before calling the inspector, we can save you hundreds or even thousands of dollars.
4) we know people have desperately put in high bids to make sure that they got a house they loved … even though the house had been on the market for months and months. We help you to look at all the factors in the value of a home and put in the most appropriate bid considering your budget and your level of interest in a home. You always make the final choice on bids … but we're there to offer guidance and to help make sure you don't hand over thousands of dollars you never needed to give away.
Besides all of this, we save you time by finding properties that fit your requirements. We do the research for you. We make the phone calls. We'll help you with contracts. And we don't cost you a dime out of pocket. Our entire fee is paid by the seller. In most cases, sellers have already included our fee in the asking price, so you're paying for an agent whether you use one or not. Why not use the ONLY kind of agent that exclusive represents buyers!
The same is true when you hire us to help with a new home's construction. If the builder has standard costs already published somewhere -- usually the case with non-custom builders -- an agent fee is already included in the cost of the home. Why would you go in without an agent? Get all the advantages of an agent without paying a penny more.
